Can I get set up with my own branch?
Yes. We can set up experienced loan officers or branch managers with their own mortgage net branch* opportunity. The procedures for setting up a net branch are determined by the state where you are located. We need a contract with each loan officer. If you are in a state that requires loan officer licensing, all your loan officers must meet those licensing requirements. Our primer entitled "Getting Started" will list those requirements. We will directly pay the loan officer the agreed split and pay the branch operating account the rest.
How long does it take to get set up?
Assuming that all required documents are complete and legible and all loan officer licensing requirements are met, our administration department takes one to two business days to conduct the necessary due diligence and approve a new loan officer.
Do you have processors available?
Yes. We have quality, competent processors available to any loan officer working with America One Finance who prefers to work with a mortgage processor.
Can I use my own processor?
Yes. The conditions and requirements to register a processor are outlined in our "Getting Started" primer. Some situations outlined in the primer may require the use of a processor unless an exception is requested and granted.
How long does it take to get paid?
Our payroll department takes one business day to process commissions after we receive the escrow check, assuming the payroll procedures are followed.
Can I use my own business name and logo images?
No. Our mortgage net branch opportunity does not allow the use of DBAs or fictitious names for compliance and licensing reasons. No reputable net branch mortgage company will offer this anymore for the same reasons. We also require that only the AOF logo (the image at the top of this page) can be used on websites, emails and all other promotional materials.
Do you provide loan origination software?
Yes. We offer LOS free of charge to every AOF loan officer. See our "Getting Started" primer for more details.
Can I work out of my house?
Most states allow licensing of residences as branches. While most states do not have any restrictions as to where a loan officer is physically sitting at the time they enter borrower data, they are very clear that the business location disclosed must always be a licensed location.
I am concerned about many mortgage banker/broker company failures that resulted in unpaid commissions. How do I know AOF is not one of those companies?
AOF has never participated in mortgage banking so the current market fallout that caused sudden lack of liquidity for wholesale lenders has not affected us. Our profit margins rise and fall with the market as can be expected, but we have built a model that has very little overhead. AOF has never had a month that was not profitable. We do not know of another net branch mortgage company that can truthfully make that claim.
Does AOF have correspondent lines and do I have to disclose YSP?
AOF has chosen to not have correspondent lines due to the risk that is involved. Most of our competitors who performed their own banking paid a very high price in 2007. Because we do not do our own banking, YSP must be disclosed. We have over 2,000 loan officers and have never received a report of any loan officer losing a loan because YSP was disclosed.
I already have a mortgage company. Can we use AOF for our out-of-state business or FHAs?
Due to federal and state compliance, AOF does not work with loan officers who just want to do out of state or FHA loans through us.
Do your loan officer careers come with minimum production requirements?
Yes. We like to see that a loan officer averages at least one loan every 60 days.
